Proposed Amendments for 2008
The 1995 Amendments attempted to alter the structure of the Association by making it act like a condominum community even though in reality we are not. This included requiring the Association to purchase a master insurance policy on the unit owner's buildings. The changes inappropriately added insurance requirements to the Association but properly didn't change the owners insurance liabilities or insurable interest - causing a situation where unit owners must now double insure (once by their own property and liablility insurance and again through the Association).
To correct this error the governing documents must be changed once again to properly address the issues that the Association was trying to fix in 1995.
